It is likely I am out of town during the time of your stay, I won’t be available in person, and prefer communicating through the app. My phone number is for emergencies. I always have someone in the city available to help in emergencies.
I send you easy step-by-step Check-in details a full day before your arrival so you have all the info you need on hand before you get here. It makes planning your trip and the arrival easy and smooth.

- This location is brand new, you will be one of my first guests here. So if you have any feedback or feel something is missing that you need, please let me know in a message. I am always happy to hear feedback and maybe there is something more I can provide for you and future guests.
-If I am out of town but I always have someone committed to caring for my guests. The apartment`s housekeeper can tend to your needs. If you need anything, please contact me and I will let my housekeepers know to assist you. However, they may need some time to arrive.
- I have a set Check-in time window, please note check-in is still possible after the check-in window, but if you need to reach me after midnight, fast replies are not guaranteed late at night. So for late night arrivals be sure you have received the instructions and ask me any questions ahead of time.
- In very rare case, if we see any security concerns associated with the reservation we hold the right to confirm your ID at check-in. This is very rare, and I will notify you immediately regarding any concerns that arise.
- In case of exceptionally rare emergencies the property manager may need to access to the property to resolve the emergencies (such as plumbing or severe power issues). They have the right to access the unit for these emergencies or mandatory civic inspections, etc. Again this is very rare and I always notify you in advance to the best of my abilities.
- As always feel free to ask me about any of these, to help you with your reservation.
If the reservation is cancelled and qualifies for a refund according to the cancellation policy, a 3.5% payment processing fee will be deducted from the refunded amount.
First I want you to enjoy your stay, I know rules are not fun, but they are required. It is my experience most guest are really amazing people! So please enjoy the apartment with comfort and relaxation in mind.

Parties are not allowed here. There are great bars and clubs in Montreal for this purpose.
Any parties forfeit your reservation and without refund, also you are responsible the cost of any extra cleaning services.

No smoking inside the building, anywhere. Smoking permitted outdoors only. Please help keep this place fresh for everyone!
Penalty for smoking is to pay emergency deep cleaning 450-900$.

Please respect the community. There should never be loud disturbances coming from your apartment day or night.
Quiet hours must be respected. If there are any issues, the same as parties you will be removed, no refunds.

All people coming to the property (including short visits not sleeping there) must be included in your reservation’s Number of Guests.

If you are late to follow your scheduled Check-out time 11am you will be charged to pay the Housekeeper Service’s while they are waiting on you.
It is 65$ per hour. I do send reminders about your check-out time and some helpful tips.

No animals are permitted, because it`s a critical health issue for me. For health reasons this is a rule without compromise.
⋆CLEANLINESS⋆
The included cleaning fee covers cleaning after expected use of the apartment which is leisure and relaxation. Please no food or drinks in the bedrooms and I ask kindly, please take of shoes at the door. Don’t leave trash around.

Please care for my things while you are my guest. You are responsible to leave the property and all furnishing in the same condition as when you arrived so the next guest can enjoy them as you have.

Windows and doors should be closed & locked at all times. Please always check windows and door(s) when you leave.
Winter & Rain: Do not open the windows for more than 5 minutes as the low temperature can cause major damage quickly. Do not let rain into the apartment.

I provide basic supplies for at least your first week so you can get settled. For longer reservations, if you run out you should buy more of these items for yourself. (Ask about extra cleaning services that include a refresh of your supplies)

The building management has the right to access the property in case of emergencies, urgent repairs, or required inspections. Of course only in the case of these emergencies. Similarly I have the right to access the unit for important repairs or urgent maintenance, of course, you are notified ahead of time, this is very rare.
